Yes. We offer select short-term lease options, including 3-, 6-, and 9-month terms, which are available for an additional fee. Month-to-month leasing may also be available after the completion of the initial lease term.
Residents wishing to terminate their lease early are required to provide 60 days’ written notice and pay an early termination fee equal to two months’ rent, in accordance with the lease agreement.
The Arbors move-in costs typically include the application fee, security deposit, and any applicable pet fees. Your leasing consultant will provide a complete breakdown of all move-in costs before lease signing.
Yes. The Arbors’ standard security deposit is one and one-half months’ rent, unless a promotional offer or approved credit program provides otherwise. Security deposits are refundable, less any applicable deductions, and are generally returned within 30 days after move-out following the final apartment inspection.
Yes! The Arbors welcomes both cats and dogs, with a maximum of two pets per apartment. Pet fees apply, and all pets must have the required documentation on file. Please note that all pets must also comply with our community’s breed restrictions.
There are no weight restrictions. However, certain breed and age restrictions apply. Please contact our leasing office for complete pet policy details.
Pet fees include a $500 one-time pet fee per pet is due at move-in, along with $50 monthly pet rent per pet.
Each household receives one complimentary parking pass for general parking. Reserved parking spaces are also available for an additional $50 per month. Free street parking is available nearby on a first-come, first-served basis.
Guest parking is not available on-site. Visitors who require overnight parking should follow the Franklin Township overnight parking guidelines and use approved public street parking where permitted.
Yes. Additional storage space and bike storage are available onsite for residents.
Your monthly rent includes water, sewer, and trash removal. Gas and electric are not included.

Yes. Apartments are internet-ready, we offer an option of either Verizon or Xfinity. Internet and utility setup information will be provided before your move-in date.

We do not offer furnished apartments. However, we can recommend trusted furniture rental providers to help furnish your apartment.

Non-emergency maintenance requests can be submitted through the resident portal, by email, or by contacting the leasing office. Residents also have access to a dedicated emergency maintenance phone number for urgent issues.
Yes. Emergency maintenance services are available 24 hours a day, 7 days a week for urgent maintenance concerns.

Yes. All residents are required to maintain renter’s insurance for the duration of their lease. For added convenience, we offer a discounted renter’s insurance option that can be bundled with your monthly rent payment.
Residents must maintain a policy that includes a minimum of $100,000 in personal liability coverage.
Residents who do not provide proof of qualifying renter’s insurance will automatically be enrolled in the Foxen Liability Waiver Program, currently available for approximately $16 per month.
